By completing your booking, you acknowledge that you have read and agree with the listed terms and conditions:

GENERAL T&C:

• NO CHILDREN UNDER 7 OF YEARS OF AGE. The one exception to this rule is when one party reserves the total property.
• NO PETS.
• 2 night minimum length of stay
• We require a 50% deposit of the total stay to secure a reservation. It can be paid using either MasterCard, Visa or Discover when making your reservation. If reservations are made within 30 days of expected arrival, the guest will be charged full cost of their stay.
• The remaining amount will be charged to your credit card on file 14 days prior to your expected date of arrival.
  
• Name, address, phone number & email required for reservation.
• Photo ID required for check in.
• No shows and early departures will be charged 100% of costs.
• All rates are based on single or double occupancy.
• There are no refunds for late arrivals (including delayed flights) or early departures unless prior arrangement has been made.
• Maximum guests per bungalow: 4 (6 for Villa Paloma)
• No large groups or parties.
• Quiet time is from 10:00 pm to 7:00 am.
• We reserve the right to terminate your stay without being liable for any refund or compensation where you engage in what we consider as unacceptable behavior that causes a disturbance or nuisance to us, our neighbors or other guests; or you breach any Booking Conditions or Conditions of Stay.
• Any breakages or damage should be reported to the management at the earliest possible time allowing alternatives to be purchased or repairs to be made prior to the arrival of subsequent guests.  This may be charged at cost, at our discretion.
• We also reserve the right to charge for specialist cleaning for excessively stained bed linen, mattress, towels, curtains, furniture, etc. whether soiled or stained by bodily fluids, fake tan products or other chemicals and will charge for full replacement costs if item is deemed beyond repair. This is non-negotiable and solely at the discretion of the management. We also reserve the right to charge for loss of income if time of cleaning causes the Villa to be unable to be available for reservations.
• pets are NOT allowed and children over the age of 12 are welcome.

LIABILITY:

• Other than for death or personal injury caused by our negligence or misrepresentation, our total liability to you is limited to the value of the Booking and to the fullest extent permitted by law all warranties are excluded and in no circumstances will we be responsible for any indirect or special damages.
• We do not accept liability for any accident or loss from your car while on our premises, or the loss of valuables while left in the Villa.
• We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control. This includes internet service which can be spotty at times due to weather conditions and other conditions beyond our control. Refunds of stay will not be granted for lack of internet service.
• You are responsible for any damage or loss caused to us or our property by your act, omission, default or neglect and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss (refer to T&C above). For clarification this includes damage other than normal wear and tear.
• These conditions of any stay with us are applicable to all guests, whether the booking is made direct with us or through an Agent.
